The Quantity Surveyor (QS) is responsible for the commercial management of change orders throughout the project lifecycle. This includes identifying, evaluating, pricing, substantiating, negotiating, and settling changes with both the Client and Subcontractors, while protecting the project's contractual and financial interests.
Key Responsibilities
Change Order Management
- Identify and assess potential change events arising from design modifications, Client instructions, technical queries, delays, disruptions, site conditions, and other project developments.
- Prepare detailed cost estimates for change orders, including labour, materials, equipment, subcontractor costs, preliminaries, overheads, risks, and contractual mark-ups.
- Coordinate with the planning team to evaluate time impacts, entitlement to extensions of time, and programme implications.
